From Contract to Close

  1. Contingency Support
  2. Most offers have some contingencies, conditions that must be met for the contract to remain in effect.  Common contingencies include:  the sale of the buyer’s current home, the results of an inspection, the approval of a loan within certain conditions.  We’ll assist you to ensure that your needed contingencies are not only in the contract, but being followed and executed upon correctly.

  3. Inspection Review and Negotiation
  4. To approve a loan, lenders require the home to be inspected.  A certified home inspector will thoroughly review the home and document all issues found.  We’ll review this repair list with you discussing which items are cosmetic and which need repair to function.  Together we’ll develop the requested list of repairs for the seller to perform.  Just as we negotiated the purchase contract, we will need to negotiate with the seller and the seller’s agent the repairs agreement.

  5. Lender Appraisal
  6. Similar to inspection, to approve a loan, lenders require the home to be appraised.  A certified residential appraiser will thoroughly review the home and compare it to similar homes recently sold in the area to determine its market value.
